Beating the system - How to avoid compliance fines

Nobody likes receiving fines for compliance issues, but there's a way to prevent them. A life hack, if you will.

The way we run compliance from the Board, and in partnership with our management company, is twofold.

  1. Our Compliance Committee reacts to complaints about Properties/Lots raised by homeowners.

  2. Our Compliance Committee and our management company work off a prescheduled checklist of Compliance items.

This life hack relates to the 2nd way and works like this:


The HOA, through our management company, publishes a list of items that will be specifically looked at, each month, throughout the year. It does so in advance. On a rolling schedule, so you will always know when 'what' about your property is being looked at. The items on that list and the month in which they appear has been assembled such that seasonal issues are not an impediment.


To beat the system, you just need to get ahead of the items on that list, for the month that we are going into. It's that simple.

Knowing, in advance, what compliance issue is going to be looked at, for a given month, should allow you to plan and budget, then remediate accordingly, before the letters start rolling in.


Further, there is recognition by the Board that 'life happens' and sometimes you just can't get to your fix quickly enough, despite every best effort. Letting the Compliance Director and/or our management company know, in advance, greatly helps your case. A note will be made on your file and you will be afforded reasonable, additional time to remediate. Please do not abuse this leniency, because having an aesthetically appealing neighborhood is to everyone's benefit. [Note - Abuses of this temporary grant of leniency will also be noted and will affect your ability to receive further considerations.]

Hello Fairway Springs Residents, Please see the below items that we will be checking each month on our site visits. Take a look at your property each month and correct anything that needs to be addressed before we are there and that will prevent a letter from being sent. In an effort to be proactive, we are providing this information to you ahead of time.

We should be there for the next visit the week of the 12th. If you have a dirty driveway/sidewalk/mailbox or your mailbox/post needs repair or painting and you have plans to do this but not until after the middle of the month, please let me know and I'll note your file. This will prevent a letter from being sent.

If you receive a letter and don't think that you should have receive one, please email me and I'll double check on it or have the Compliance Director check on it. We are wanting to work with you and work together to be fair and keep the community looking great. Thanks for your cooperation.

Monthly Checklist for Compliance Fairway Springs

January- Tree Trimming (Oak/Big Trees)

February- Christmas/Holiday Decorations, Roof/Gutter debris, chimneys

March- Lawn Weeds, Fences (Cleaned or repaired)

April- Driveways/Sidewalks/Mailboxes

May- Weeds in flowerbeds/mulch area, palms that need trimmed

June- Houses that need to be painted or power washed

July- Home cleans ups (ladders, grills, etc. on side of houses)

August- Bushes/Hedges

September- Driveways/Sidewalks/Mailboxes

October- Lawn weeds, fences

November- Flowerbeds and Mulch area

December- Nothing
